How Can I Tell How Old My Roof Is?

This used to be a difficult question to answer, but there are several ways to tell just about anything these days. For example, there are many roofing service companies and websites that have interactive calculators online to determine how long a roof will last based on a variety of factors. In addition, there are several ways to tell if a roof repair is needed, as well. To figure out how old your roof is, I recommend visiting a website that offers a free online estimate for roof repairs. These sites can help you evaluate your roof’s future, as well as provide information on repair costs and materials.

Assess For Solar Exposure

The panels on your roof absorb UV rays from the sun and transfer them to the coating on your roof. If you live in a sunny area, then this is not a big problem, but you should still be checking for any damage. However, if you live in an area with a high concentration of glare or where you have to park far away from a street to avoid the glare, then it’s wise to check the roof of your home for damage that could indicate water damage or leaky roofing materials more often. Also, if you’ve had recent roof maintenance performed, then you may notice a water leak or other signs of damage.

Look For Shingles

Older roofs usually have a distinct age to them, especially if they’ve seen a lot of traffic and daily use. This means that shingles could be more susceptible to becoming damaged. If a section of your roof has become damaged and needs repair, it’s always wise to check your shingles to ensure they are still intact or in good condition.

Check for Leaks

As mentioned previously, older roofs have a tendency to sag or leak. This means that rain, snow, and other weather conditions can get underneath the shingles and cause them to leak. In many cases, if the leak is located near a fascia board, there isn’t much that can be done except to replace the entire roofing system, which will involve tearing out the existing roofing and replacing it with a new roofing system. If the leak isn’t near a fascia board, however, then there are a couple of different things you can try. Here are some things that you can try if your leak is not located near a fascia board.

Use a Microscopic Sieve

You can purchase a microscopic sieve at any home improvement store. These sieves are made up of a small metal lens with a collection tank on the bottom. The lens will be able to detect small cracks, granules, and other damage that may be inside your roofing shingles.

Dump It Out

Sometimes the simplest choice is the best when it comes to roofing damage and leaks. Simply dump out any granules and small leaks that you find inside your roof. This is the best way to prevent future problems from forming because any water that remains in the roof can cause mold and mildew to form, which is not only unhealthy but can also be very expensive to fix.
